An unseasonable demand
December 2010

It seems that both the weather and the property market have a number of things in common; despite endless speculation and prediction they both continue to surprise us and often can behave in an unseasonal manner. Hence we have snow lying in Hampshire at the end of November and at The Country House Company we have had a frenzy of activity with two village cottages we have had for sale. The run up to Christmas is traditionally a quiet time for the property market, particularly in sales yet both these cottages have attracted an exceptional level of interest, with a high level of viewings and offers within a week of going on the market.
Both cottages are in the centre of highly desirable villages in the Meon valley and although different they have the similar characteristics that make them so desirable. Location as always is of prime importance. The centre of a quiet village gives the security of neighbours and the odd passerby yet by the nature of the villages and the position of the cottages they have peace and privacy. Both have small pretty cottage front gardens with a path to the front door and then the privacy of an enclosed back garden of a manageable size with mature beds and a very English cottage garden atmosphere.
Often an anxiety with cottages is low ceilings or small rooms. Both these cottages, although very different, demonstrate how clever planning and sympathetic extensions can give a feeling of space and light whilst maintaining the characteristics that give English cottages their charm. These cottages have the charm of a period property with beams, open fireplace and cottage windows yet they have good size rooms. One has a wonderful, modern, light breakfast room / conservatory leading through to the Kitchen making an ideal family area and the other an enchanting entrance hall leading into a light and bright double aspect drawing room with French windows to the terrace.

“Realistic pricing is obviously all important and particularly at this time of year. The price guides were within the £500,000 to £600,000 band and both attracted offers over the guide price. We have seen a continued demand for reasonably priced country properties with many of our clients having organised themselves into rented accommodation in the area in order to avoid a chain and be available for the perfect rural opportunity once it arises.”
